How Is Prorated Rent Calculated Legally?
Prorating simply means adjusting rent proportionally to reflect only the days you actually occupy the property. There are two primary ways landlords and roommates calculate this:
(Monthly Rent ÷ Exact Days in Month) × Number of Days Occupied. If rent is $2,400 and you move in on September 14th (30-day month), your daily rate is $80.00/day. Occupying 17 days (Sept 14 to 30) equals exactly $1,360.00.
(Monthly Rent ÷ 30) × Number of Days Occupied. Some commercial landlords use an artificial 30-day month regardless of whether the month has 28, 30, or 31 days. This can slightly favor the tenant in 31-day months and the landlord in February.
