How Does the Square Footage & Amenity Formula Work?

Most roommate disputes start because one person has a huge room with a private bathroom while another has a tiny box room, yet they split the lease down the middle. This calculator uses the industry-standard Split-Common Hybrid Method:

1Common Area Equal Pool

By default, 30% of total rent pays for the kitchen, living room, and shared halls. Because everyone has equal access to these spaces, this portion is split 100% equally among all roommates.

2Private Square Footage Share

The remaining 70% of rent is dedicated to bedrooms. Each bedroom pays for its exact percentage of total private square footage. If your room is 40% of the bedroom space, you pay 40% of the private pool.

3Zero-Sum Amenity Offsets

Perks like private en-suite bathrooms (+$150) and balconies (+$75) are adjusted against the apartment average so the sum of all rooms always adds up to exactly 100% of your landlord's lease.

Frequently Asked Questions

What if one room is shared by a couple?

If two people are living in one bedroom, check out our specialized Couple Roommate Split Calculator, which accounts for four people sharing common spaces and utilities.

How should we split monthly electric & Wi-Fi?

Unlike base rent which is fixed, utilities fluctuate month to month. Most apartments split Wi-Fi equally, but adjust electricity or gas if someone runs a space heater or AC unit. SplitRent automates this by reading your bills each month.
